About the project

Zoya Mall is an integrated retail, office and medical project inside the Green City compound, serving an established residential community and a ring of the better compounds in Hadayek October.

It is not a mall let out at random but a planned project with a tenant mix fixed in advance and central operating management — a design that balances retail units against open space, in a quiet setting that suits families.

Five floors, and units from 27 m² up to 76 m², laid out so that the different activities stay separate.

Location

Zoya Mall sits inside the Green City compound on the second plot of the Fayoum road in Hadayek October.

It borders the Spanish Quarter, Palm View and Town View directly, and stands among a number of the area’s better-known residential compounds and schools — Capital International School foremost among them.

A location that serves a residential base already in place, rather than one that depends on future growth.

What the project holds

Restaurants and cafés — ground floorA whole floor given over to restaurants and cafés with direct frontage and outdoor seating, built with the infrastructure that needs: extract routes, grease traps and waterproofing.
Retail — basement and first floorA range of retail units serving residents’ daily needs, in flexible sizes that suit different brands.
Lifestyle — basementUnits for lifestyle activities and personal services, in a quiet area kept apart from the restaurant traffic.
Offices — second floorOffice and administrative space fitted with telecoms and network infrastructure, suited to companies and professional practices.
Medical complex — third floorA whole floor for specialist clinics, designed around the area’s need for clean medical services close to home.
The tenant mixA considered commercial mix spanning restaurants and cafés, retail and daily goods, pharmacies, specialist clinics, lifestyle services and office units.

Services and facilities

Why Zoya Mall

A planned tenant mix, not letting at randomNeighbouring malls in Hadayek October carry high vacancy rates, the result of letting at random and stacking up similar activities. Zoya works to a tenant mix fixed in advance, with central management controlling what goes in and where.
A residential base already in placeThe project sits inside an occupied compound, ringed by established ones — the spending power is there from day one and is not waiting on future growth.
A developer with a record in this areaFourteen years of development in west Cairo and Hadayek October, and a portfolio of built projects that can be visited.
A quiet, low-density settingInside a compound built to just 25% coverage — a visit that feels nothing like the crowded malls on the main axes.
Activities kept clearly apartA deliberate vertical split — restaurants from retail from offices from medical — which protects the experience for each kind of visitor.

The investment case

Investing in Zoya Mall means owning a unit inside a planned project with a defined tenant mix and central operating management — not a unit in a mall let out to whoever comes along.

The project is under construction, and its units are being offered during the development phase, which lets an investor come in early, before it is trading.

The investor joins a management, operating and leasing system that works to protect the unit’s value over the long term and hold the tenant mix together.

About the developer — Tesla Developments

Tesla Developments is the developer behind Zoya Mall, a real-estate developer with a mark on west Cairo and Hadayek October and more than fourteen years of experience.

The company develops to a philosophy that puts open space and low building density first. Its portfolio includes the Green City, Tesla Residence and Green Town compounds, and Green Plaza.

Its view is that development is not the putting up of units but the building of whole communities — ones that hold their value and grow with the people who live in them.

About Hadayek October

Hadayek October has gone from being an overspill for 6th of October City to a self-contained urban centre in its own right, led by the upper middle class and by those who have settled in compounds such as West Town, Beta Residence, Town View and Green City.

The area is growing quickly, supported by international schools and new residential communities — which creates real demand for organised retail and medical services that the existing malls do not adequately meet.
